Buying a property in Turkey, as with buying any property, is an important transaction and you should choose your agent carefully. Most of the properties in Bodrum are Freehold and International Buyers (i.e., non-Turkish citizens) can buy a property in their own name. There are now only a small number of areas on the Bodrum Peninsula where a purchase by an International Buyer is restricted and this is clearly indicated on our property advert.
Some recent legislation changes have simplified the process for International Buyers purchasing a property in Turkey, whilst others have been introduced that you should be aware of. One of which is that property purchases must be conducted in Turkish Lira. In January 2022 the obligatory “Exchange Purchase Certificate” was introduced. To obtain this, you must exchange your foreign currency (e.g., £/€/$) for Turkish Lira through a Turkish bank and the amount of the currency exchange should be equal to the property sales value declared at the Land Registry. Please do not purchase Turkish Lira until your purchase is close to completion.
International Buyers investing more than US$400,000 in a property are now eligible to apply for Turkish Citizenship if they wish to do so.
